LANDLORD CERTIFICATES Landlord certificates (inspect up to and including 2 appliances) Issue certificate (Single property) £55.00 Subsequent inspected appliances @ £15.00 per appliance Service price if carried out at same visit additional £30.00 ( this must be clearly stated on any works orders), Fire and Back Boilers £40.00 SERVICE CHARGES Breakdown / repair including 1st hour same day attention £50.00 Breakdown / repair including 1st hour next day attention £35.00 Subsequent hours or part hour charged @ 30 minute interval £20.00 Saturday before noon when available same day attention £65.00 Saturday afternoon up to 5pm when available same day attention £80.00 Parts & materials at cost plus 20% Service domestic gas appliances up to 60kW: First appliance £55.00 Subsequent appliances at same visit £35 In keeping with Gas Safe Register guidelines all open flue appliances may have to be serviced and the chimney thoroughly inspected to receive a certificate. Definition of Inspection Appliance put into operation. Checked with a Flue Gas Analyser where possible. Minor faults rectified. Major faults reported. Gas regulation infringements reported if any. Gas tightness. Definition of a Service for a Fire Disconnect and remove fire. Visually inspect chimney and terminal. Smoke bomb test. Thoroughly clean and inspect appliance. Refit and test. Spillage check. Gas tightness. Definition of a Service for a Boiler / Back Boiler Visually inspect chimney and terminal. Smoke bomb test. Thoroughly clean and inspect appliance. Refit and test. Set gas pressures. Test with flue gas analyser. Spillage check. Gas tightness. Any gas regulation non conformances will be reported and the Landlord and tenant will be issued with all appropriate paperwork and appliance labels. Any appliance found to be in a dangerous or potentially dangerous condition will be disconnected and capped without exception and the landlord notified. Any remedial work can be quoted for upon request and will be treated as a priority, as will breakdown calls which we aim to attend same day if reported before 09.30. No additional work will be done without the permission of the Landlord. Tenants details are kept on a secure database and we can notify you when the certificate is due if you require. We like to allow 2 weeks prior to expiry to allow sufficient time to make arrangements with the tenant. |
